•Pre-approval Letter from your Lender (submit your loan documents immediately to lender for full loan application/approval).
•If you are paying cash you’ll need a Proof of Funds letter from your bank.
•Once we submit a bid, HUD will send an acceptance or denial on the offer within 48 hours.
•$1000 Certified Earnest Money made payable to HUD within 48 hrs after bid acceptance.
•Next hire a private inspector if you choose which ranges from $250-$400. Hud has a public property condition report that you can read. However, keep in mind this report was done by their inspector.
•The purchaser is responsible for the actual cost to activate, deactivate and when necessary re-winterize the property.
•Hud requires buyers to pay a $150 non refundable fee to re-winterize the home if you hire a private inspector.
•Utilities are not connected without prior approval from Hud’s Field Service Manager in writing on Hud’s Utility Activation/ Home Inspection/ Re-winterization form which must be signed by the buyer after contract acceptance.
*Note: Some utility companies will not charge a connection fee if you tell them you just need it on for a day to inspect a hud property.
•Prepare to close within 30 days of the bid acceptance date.
•Hud no longer give keys to buyers at closing. Buyers must make prior arrangements to hire a locksmith to change locks after closing.
